It’s only natural to want to wake up in a beautiful space every day. Viera Builders, Inc. agrees and is committed to creating homes and neighborhoods with the options and amenities you want. Select from our extensive line of carefully thought-out floor plans, which combine today’s technology coupled with distinctive architectural features and offer “flex options” to personalize your home to your lifestyle. 

Once you've selected your home site and floor plan and signed your Purchase Agreement, here are the next steps:

New Home Journey Map

Step 1: After the Purchase

After you sign your purchase agreement you’ll need to schedule your design appointment. These appointments are available Tuesday through Friday beginning at 9 a.m., 11 a.m. or 1 p.m.

Expect to spend approximately 4 hours with one of our talented design team members, who will walk you through all the available finishes. You’ll also get an opportunity to meet with one of our low voltage professionals. Prior to your design appointment, we highly recommend attending a complementary Design Preview Session. This will acquaint you with the many opportunities that are available for you to truly personalize your new home and give you a better idea of option pricing.

Our Design Studio is open for Preview Sessions Mondays 11:00AM-7:00PM, and Fridays 11:00AM-5:00PM. 

 No appointment is needed.



From here, your purchase agreement and final selections will go to our architectural department where custom plans will be created, and our trade partners will be notified of all your options and selections. 

If you haven’t already, now is the time to get your mortgage pre-qualification. This is required within the first 5 days after signing your purchase agreement, with pre-approval letter by day 10, and with final approval required by day 45.



Step 2: Pre-Construction Meeting

You’ll receive a call when your building superintendent is ready to schedule your pre-construction meeting. This meeting is required and will take place at our Pre-Con Office in Avalonia.

During this meeting you’ll meet your Superintendent, review your plat plan, blueprints, design selections and the construction process with your builder.

Pre-construction meetings are Monday through Friday at 9 a.m. or 1 p.m., and held at our new Pre-Con Office in Avalonia.


Step 3: Pre-Drywall Meeting

Your building superintendent will contact you to schedule your pre-drywall meeting. This takes place prior to drywall installation and gives you and your builder the opportunity to review locations for plumbing, electrical, HVAC and low voltage. 

Pre-drywall meetings are scheduled Monday-Friday at 9 a.m. and held at your new home site.


Step 4: Countertops and Landscaping

You will be contacted by a representative from both our trade partners. The counter top meeting gives you an opportunity to select your granite slab. Viera Builders knows and understands how important landscaping is for your home. You will have the opportunity to meet with your landscape representative and make selections and placement best suited for our Florida climate.

Please note our counter top slab selection meetings are held in Orlando.


Step 5: New Home Orientation and Closing Letter

One of our closing coordinators will notify you via email (approximately 6-8 weeks prior to the completion of your home) to announce the dates of your New Home Orientation and closing date.

These meetings are mandatory and typically held 8 to 10 business days apart. The New Home Orientation is an introduction to your new home.  During this important meeting, your superintendent will review the condition, use and maintenance of your new home. 

Please allow 3 hours for this meeting, which is scheduled weekdays only, Monday through Friday beginning at 9 a.m. or 1 p.m.


Step 6: Final Walk Through, Closing and Introduction to Customer Service

Your final walk through is scheduled one hour prior to your closing and lasts 30 to 45 minutes. 

During this walk, your superintendent will review any outstanding items from your New Home Orientation. You’ll be introduced to a member of our customer service team who will be present to transition your home from the construction department to the customer service department.

Customer Service

Viera Builders Warranty Program offers you a two-year warranty against defects in material and workmanship (non-transferable). In addition, Viera Builders will supply you at the time of closing, a homeowner's structural ten-year limited warranty provided by a third-party insurer.
