What is a quick move-in home?

Your dream home-without the wait! Choosing a Quick Move-in Home is advantageous to the buyer that wants new construction but does not have the time to wait for the full building and personalizing process. All home finishes have been personally selected by our talented design staff. We also have Design-Ready Homes. These homes are typically between groundbreaking and block. Purchasing at this stage typically allows the buyer to personalize many of the interior finishes to suit their lifestyle.

What’s the difference between flex options and customizable?

Flex options are available on our To-Be-Built homes and are carefully thought-out structural changes to the home. These can include mother-in-law suites, optional bedrooms and baths and bonus spaces. They are predetermined options that you can select at the time of purchase, before permitting.

Several of our neighborhoods allow for customization opportunities on our To-Be-Built homes. It’s OUR PLAN. YOUR IDEAS! We believe value is created through innovation, personalization and excellent craftsmanship. Our goal is to present you with a completed home that you will be proud to show to your friends and family. Each of our plans can be personalized, resulting in a truly distinctive space suited for your lifestyle. You’ll start with our plans, and then add your custom ideas. Our architectural design team will incorporate your ideas into the plan to ensure they function properly and present you with a Personalized Floor Plan, something uniquely yours.

What’s the difference between pre-qualification and pre-approval?

A pre-qualification can usually be handled over the phone in a matter of minutes. You’ll provide the lender information regarding income, assets and down payment. Typically, no written documentation is required.

However, many lenders will pull credit before they issue a pre-qualification letter. Because income and assets are not verified, a pre-qualification letter is a less reliable indicator that the borrower will qualify for the loan. A pre-approval requires a full mortgage application to be completed, accompanied by income and asset documentation. An underwriter will review the loan to provide conditional approval. With a pre-approval in hand the mortgage process is faster, since many of the initial steps of the loan process have been completed. We require a pre-approval letter within 21 days of purchase agreement. Final loan approval is required within 45 days of purchase agreement.

When are the sales models open?

Model Homes are open 7 days a week, 10 a.m. – 5 p.m. Monday through Saturday, and 12 p.m. – 5 p.m.  on. Sundays.

What are the HOA fees?

Each community will have its own amenities and its own HOA fees and regulations. Contact a sales manager for the full print out of HOA documents.
